Canal Place Comments

Molly Beard was one of the first residents of Canal Place and is the 2008 president of the Homeowner's Association. When asked to contribute insight about Canal Place, Molly readily agreed.

"Canal Place is a very unique subdivision. We were one of the first homeowners in the subdivision, and I know everyone!

It is a very caring community and I wouldn't live anywhere else!

It's all about neighbors helping neighbors, the location is the best, and I feel very fortunate to be around such a great group of people!"

Molly also provided a bit of insight about the Homeowner Association:

"The fees are $180.00 a year.

There are 7 board members that are elected at the annual meeting in January. President, Vice President, Secretary, Treasurer, and 3 board members that are not officers.

We meet on the 4th Thursday at 6:30 P.M. of every month to discuss concerns.

I send out newsletters for each monthly meeting.

We hand out copies of the by-laws that we wrote and were adopted (Articles of Incorporation) for all new members that purchase a home in Canal Place
."

She elaborates below as to how the Association Fee's are utilized:

"Association fees are used for lawn mower services on the neutral grounds at the entrance of the subdivision and in the front of the brick wall as well as in the back where the park will be.

We have maintenance on flowerbeds at the entrance as well as maintenance around the bushes in the back near the wood fence.

We carry insurance on the tall wooden fence..and we always have maintenance on our sprinkler system in the front entrance.

We also hold a fall block party where the association pays for the meat (Hamburger, hot dog) The residents provide everything else. We are trying to hold our dues as low as we can."
